Serving Oakville, Burlington and the Greater Toronto Area, I provide specialized real estate guidance for homeowners navigating separation, divorce and the division of shared property. As a REALTOR® and Certified Divorce Specialist (CDS™), with postgraduate training in Alternative Dispute Resolution and Mediation, I bring a combination of real estate experience, specialized education and a structured approach to these transactions.

Why Specialized Representation Matters

A traditional real estate transaction usually begins with homeowners working toward the same goal but during a separation, that isn’t always the case.

One person may want to sell while the other wants to stay. One may prioritize maximizing the sale price while the other is focused on timing. 

There may be disagreements about repairs, staging, showings, offers or even which REALTOR® should be involved.

When one professional has an existing personal or professional relationship with one party, the other person may question whether their interests will be treated equally — even when the REALTOR® is acting professionally.

Bringing in an independent real estate professional who has no previous connection to either party can help create a more balanced starting point.

When Each Person Wants Their Own REALTOR®

Some separating couples are able to make decisions cooperatively and simply want a REALTOR® who understands that their transaction is different from a traditional home sale while other situations require considerably more structure.

There may be heightened emotions, significant distrust or a complete breakdown in communication. In some cases, court orders, no-contact orders or specific communication protocols may already be in place. In these situations having both parties working with only  one REALTOR® may not be ideal.

A collaborative co-listing arrangement can provide another option when both parties want separate points of contact. By working alongside Broker and Team Leader, ASHLEY KINDREE, we can explore a coordinated approach that provides each person with a REALTOR® they feel comfortable communicating with, while maintaining a consistent strategy for the sale of the shared property. The appropriate representation structure, responsibilities and communication protocols would be established and agreed upon before proceeding.

This arrangement can also be helpful when both people need to find their next homes but aren’t comfortable using the same REALTOR® for their individual purchase or lease.

The shared property can be handled collaboratively while each person’s next chapter remains separate and private.

WHEN ONE PERSON WANTS TO STAY

One of the first instincts during a separation is often for one person to consider buying out the other’s interest in the property which can make determining value particularly sensitive.

The person hoping to keep the home may naturally prefer a more conservative valuation while the person being bought out may naturally want the highest supportable valuation. Neither reaction is particularly surprising and there is a significant financial consequence attached to the number.

An independent market evaluation from a real estate professional who is not aligned with either party can provide an important additional perspective. I can prepare a detailed market analysis based on the property, current market conditions and relevant comparable sales, giving both parties and their professional advisors another objective piece of information to consider when determining their next steps.

Where a formal appraisal is required for legal, financing or settlement purposes, the appropriate qualified appraisal professional should be engaged. A Letter of Opinion provides informed real estate market guidance that can complement the advice and documentation of the other professionals involved.

When the Home Needs to Be Sold

If selling the property is the agreed-upon next step, the goal is to create a clear real estate process that doesn’t add unnecessary conflict to an already difficult situation.

That can include establishing expectations around:

  • Repairs and improvements
  • Staging and photography
  • Access and showing schedules
  • Pricing strategy
  • Reviewing market feedback
  • Offer presentation and negotiations
  • Communication between the parties
  • Timelines and closing considerations

Whenever possible, I establish these expectations early so there are fewer opportunities for misunderstandings once the property is on the market.

The focus remains where it should be: Protecting the value of the property and working toward the strongest possible real estate outcome.
